Ultimate Luxury Villa Rentals (ULVR)

Terms and Conditions

These terms and conditions are applicable for all bookings.

VILLA BOOKINGS
By requesting an online quotation, completing an online booking, making a reservation by telephone, or signing and returning a booking form, you agree that these Terms & Conditions form a binding contract between Ultimate Luxury Villa Rentals (“ULVR”), yourself, and any members of your party.

ULVR can only confirm your booking once we have received either a signed booking form, a completed online reservation, an email request to reserve your villa, or your verbal confirmation by telephone. A written or emailed booking confirmation from ULVR confirms acceptance of your booking, subject to receipt of your deposit.

EMAIL ADDRESS, TELEPHONE & PASSPORT COPIES
It is essential that we have a valid email address for you at all times. If your email changes, please let us know immediately. All correspondence, including booking information and directions to the villa, will be sent by email once your deposit has been received.

We also require a mobile phone number so we can contact you during your stay.

To comply with rental laws, copies of all guests’ passports are required at least 14 days before arrival. Failure to provide these in time may result in cancellation.

If you are paying by credit or debit card, we also require the cardholder’s telephone number. The cardholder must be present on arrival and show both the payment card and their passport as proof of ownership.

PAYMENT, RESERVATION AND DEPOSIT
When your dates are available, we will confirm your booking and ask for a non-refundable deposit of 25% of the rental price, plus any additional concierge services booked. Your reservation is only guaranteed once this deposit has been received.

The remaining balance, plus any additional concierge services and a fully refundable security deposit of GBP £1,000 (GBP £500 for apartments), is due two calendar months before your rental start date.

Bookings made less than two calendar months before arrival require full payment at the time of booking. You’ll receive an email reminder before your balance is due.

Payments can be made by bank transfer or credit card (details provided). Failure to pay your balance on time may result in cancellation.

  • Debit cards: no surcharge
  • MasterCard & VISA credit cards: 2.5% surcharge
  • American Express: up to 3.5% surcharge

Unless otherwise agreed, all payments are converted to GBP at the exact Yahoo spot market rate on the day of payment. ULVR applies no commission or margin to currency conversions.

SECURITY DEPOSIT
A refundable security deposit of GBP £1,000 (GBP £500 for apartments) must be paid with your balance.

Please report any serious damage or breakages during your stay and provide a written list of any damages, stains, or breakages when you leave. A quick departure check may be done, but a full inspection is always completed after you depart and before the next guests arrive. We will inform you of any issues found and the repair/replacement costs (with photos where possible).

Any damaged, broken, or spoiled items will be charged at replacement cost. We also charge GBP £34 per hour for the time required to obtain quotations, arrange repairs, or replace items before the next guests arrive. All replacements are “like for like” with no markup.

Your deposit will be refunded once the villa has been fully cleaned and inspected. If damages exceed the deposit, we will request the additional amount. By booking, you authorise us to charge your credit card for such costs. If no card is on file, you agree to transfer funds within 7 days of notification.

ARRIVAL AND DEPARTURE TIMES
On your arrival day, the villa will be ready from 5pm. You may arrive between 5pm and 8pm. If you arrive earlier, we may be able to arrange for you to drop off your bags.

  • Late arrivals:
  • After 8pm → GBP £45 charge (to cover out-of-hours staff costs)
  • After midnight → GBP £90 charge

If your flight is delayed or cancelled, you must contact ULVR so we can notify our team. Failure to let us know about a delay of more than 30 minutes will result in a GBP £50 charge. If delayed, please call or text the villa manager’s mobile number provided in your arrival information. If you cannot reach them, you may call our office during working hours (Mon–Fri, 9am–5pm GMT+0) on +44 (0) 2032 898 454.

On your departure day, please be ready for an initial inspection between 8am and 10am. The villa must be vacated by 11am.

  • Leaving after 11am (without prior agreement) → extra half-day rental charge
  • Leaving after 2pm → extra full-day rental charge

CANCELLATION AND REFUNDS

  • More than 2 calendar months before arrival → You will lose only your 25% deposit and any non-refundable concierge costs.
  • Within 2 calendar months of arrival → You are liable for 100% of the villa rental and any non-refundable concierge costs.

Unfortunately, no exceptions can be made for any reason. We strongly recommend holiday insurance that includes cancellation cover.

PANDEMIC OR TRAVEL RESTRICTION GUARANTEE
If an official government travel ban or restriction (for example, due to a pandemic or public health emergency) prevents you from travelling to Phuket (Thailand) or Marbella (Spain) on your booked dates, you may choose to:

  • Reschedule your stay for alternative dates of the same or lower value (within 9 months of your original arrival date) without penalty.
  • Receive a full refund of all payments made, if rescheduling is not possible or convenient.

If the new dates you select are higher in value, you simply pay the difference. To qualify for this guarantee, all payments must be made on time according to your booking schedule.

Please note: Personal decisions not to travel (including declining recommended or required vaccinations) are not covered under this guarantee.

CHANGES TO BOOKING AND PROPERTY AVAILABILITY
ULVR reserves the right to amend booking dates if circumstances make it necessary. This may include (but is not limited to) war, extreme weather, civil unrest, safety concerns, fire, damage to the property, utility failures, or other operational issues.

In such cases, your booking may need to be adjusted. ULVR is not liable for any additional costs or losses caused by the change, such as extra hotel stays, car rentals, or non-refundable airline tickets. We strongly recommend travel insurance that includes holiday curtailment.

If your villa becomes unavailable before or during your stay (excluding Force Majeure), we will:

  • Offer you an alternative property of similar quality in a comparable location, or
  • Refund all payments made (or a pro rata refund if your stay was already underway).

If the alternative villa is lower in value, we will refund the difference. If no suitable replacement is available, a full refund will be issued. This refund or rebooking constitutes ULVR’s maximum liability. We are not responsible for any additional expenses, such as flight or car hire rearrangements.

INSURANCE
We strongly recommend that you take out comprehensive travel insurance before your trip. Your policy should include:

  • Medical treatment and emergency care
  • Accidents and personal injury
  • Repatriation
  • Holiday cancellation or curtailment
  • Travel delays or missed connections

It is your responsibility to ensure you and your party have suitable cover in place. By booking with ULVR, we assume that such insurance has been arranged.

VILLA RENTAL RATES AND PRICE GUARANTEE
The price quoted at the time of your booking is guaranteed once your 25% deposit has been paid. ULVR will not increase the agreed price.OUR RESPONSIBILITY
ULVR is responsible for providing the services listed on our website, where these are within our control. We regularly monitor our properties to maintain quality.

While we cannot guarantee that every item or facility will always be functional, we will make every effort to fix any issues as quickly as possible. We may occasionally need to withdraw or change facilities without prior notice if necessary.

Please note: ULVR, its owners, operators, and agents are not responsible for your personal safety. They cannot be held liable for illness, injury, death, loss, or theft affecting you, your family, guests, or belongings.

The maximum liability of ULVR is limited to the total booking price, regardless of the nature of any claim.

ULVR AGENTS AND REPRESENTATIVES
Our agents and representatives are not parties to this contract. They cannot be held responsible or liable for any failure to provide services described in our materials.

YOUR DUTY OF CARE

  • You agree to keep the villa clean and tidy during your stay, and to leave it in the same condition as when you arrived.
  • Spillages & Breakages: Please clean up immediately and let us know about anything broken, stained, or damaged so we can replace it promptly.
  • Glassware: For safety, no glass, bottles, or crockery may be taken into or left around the pool or jacuzzi. Only plastic glasses, bottles, and cans may be used. If glass is found near the pool, it must be drained and refilled at a cost of GBP £1,200–£2,500 depending on pool size.
  • Cleanliness at Departure: Please wash used glasses and kitchen items (or load and run the dishwasher), and bag and dispose of rubbish. Towels may be left in bathrooms. If the villa is not left tidy, a GBP £150 cleaning fee will be charged.
  • Energy Use: Lights, fans, air conditioning, hot tubs, saunas, and steam rooms must be switched off when not in use. Air conditioning should not run in empty rooms or with doors/windows open; staff may disable units left running improperly.
  • Pre-Arrival Check: Villas are inspected before your arrival. If you notice any existing damage or issues, please report them within 24 hours. After departure, the villa representative’s inspection will be final.

YOUR VILLA INCLUDES
Your booking includes use of the villa and all facilities as described on our website or in your booking confirmation.

While we cannot guarantee that every item or facility will always be fully operational, we will do our best to resolve any issues quickly. Utility interruptions or mechanical failures are rare but can happen. No refunds or rate adjustments are offered for these situations, though we will push contractors and suppliers to fix problems as fast as possible.

If your property has a heated pool, it operates from 1 October to 30 April. Heating is not normally provided between 1 May and 30 September, but can be arranged at your request. Charges are GBP £150 minimum setup plus GBP £50 per day for the duration of your stay.

VILLA KEYS
On arrival you will be given two sets of keys (plus any required remotes for gates or garages).

Spain: You will also receive a front door key and a villa power card.

  • If the power card is lost → GBP £100 replacement charge.
  • The front door key and power card must remain at the villa and be stored in the external key safe when you leave.
  • The key safe code is set for you and must not be changed. If it is changed and we cannot access it, the safe must be replaced (GBP £500, deducted from your deposit).

All keys, remotes, and access cards must be returned to our representative on departure. Replacement charges are as follows:

  • Front door key → GBP £70
  • Electronic remote → GBP £95
  • Estate access card → GBP £50
  • Estate remote or replacement power card → GBP £120

ROOM SAFES
Many bedrooms in our Spain and Thailand villas have small safes for storing valuables. We strongly recommend using them for passports, cash, travellers’ cheques, phones, cameras, and jewellery.

Any valuables left at the property are your sole responsibility. ULVR and villa staff cannot be held liable for loss or damage of personal property.

If you forget your safe code, inform the villa representative straight away. If staff are required to open the safe outside normal working hours, a GBP £50 call-out fee will apply.

SMOKING
All our villas are non-smoking indoors. Smoking is only permitted outside.

Please do not throw cigarette or cigar stubs into gardens or plant pots. If our gardener has to remove them, a GBP £34 per hour charge will apply.

If the villa smells of smoke indoors, a deep cleaning of fabrics (sofas, curtains, linen, etc.) will be required. This costs between GBP £200 and £400 per room, depending on the extent of cleaning needed.

USAGE OF DRONES
Drone use is strictly prohibited at all our properties.

Both Spain and Thailand have strict laws requiring drones and their pilots to be licensed and registered. Flying drones over private estates or residences is illegal and can result in very high fines.

If you are caught flying a drone at one of our villas:

  • Your security deposit will be held for a minimum of 6 months to cover potential fines.
  • You will also be responsible for paying any additional fines or penalties in full.

PROPERTY ACCESS
ULVR staff and authorised representatives (including the villa manager, maintenance team, housekeeping, gardener, estate security, subcontractors, or police) may access the property and grounds when required for:

  • Cleaning and linen changes
  • Pool and garden maintenance
  • Security inspections
  • Villa inspections or viewings
  • Essential or routine repairs

We will always do our best to schedule non-essential visits at a convenient time for you, respecting your privacy and minimising any disruption to your stay.

OCCUPANCY & MAXIMUM CAPACITY
Each villa has a maximum occupancy limit. Unless agreed in writing by ULVR, no more than the number of guests stated in the property description or booking confirmation (whichever is lower) may stay in the villa. Subletting or re-letting to other groups or individuals is not allowed.

Standard occupancy limits:

  • Casa San Bernardo → 14 guests
  • Gran Hacienda Florentina → 15 guests
  • Gran Villa San Pietro → 15 guests
  • Villa Baan Amandeha → 20 guests
  • Villa Baan Amandhara → 12 guests
  • The Beach House → 6 guests

If more guests arrive than agreed, you will be charged GBP £100 per additional guest, per night for the full length of your stay. ULVR also reserves the right to ask unauthorised extra guests to leave immediately. (Infants under 24 months are not counted.)

Maximum occupancy with prior arrangement:

  • Casa San Bernardo → 15 guests
  • Gran Hacienda Florentina → 15 guests
  • Gran Villa San Pietro → 15 guests
  • Villa Baan Amandeha → 30 guests
  • Villa Baan Amandhara → 18 guests
  • The Beach House → 8 guests

Additional beds or sofa beds can be set up with 72 hours’ notice. Charges are:

  • GBP £49 per person, per night (for stays up to 6 nights)
  • GBP £34 per person, per night (for stays of 7 nights or longer)

Charges apply for the entire booking period and cover linen, towels, electricity, water, and wear and tear. Baby cots and high chairs are available on request (subject to availability). Please confirm sleeping arrangements at least 14 days before arrival so we can prepare accordingly.

HOUSEKEEPING SERVICES
Housekeeping covers general cleaning of the villa, pool care, bed making, and bathroom cleaning. It does not include cooking, serving meals, washing dishes, or cleaning up after guests. If you would like extra maid services, please request this when booking so we can arrange additional staff.

  • Linen & Towels
  • Full set of bedding, bathroom towels, and beach towels provided at the start of your stay.
  • For bookings of 5 nights or less → one bedding/towel change on arrival.
  • For longer stays → one mid-week change, plus two additional changes per week.
  • Extra daily bedding changes can be arranged: GBP £25 (single bed), GBP £35 (double bed).

Extra Housekeeping

  • Additional housekeeping can be arranged at GBP £16 per hour.
  • No service on Sundays unless agreed in advance. If Sunday service is requested, it will be balanced across the other 6 days of the week.
  • Staff working hours: Spain → 9am–6pm, Thailand → 8am–5pm (Mon–Sat).

Laundry

Staff can assist with washing and ironing on request, but ULVR cannot be held responsible for shrinkage or damage to clothing.

WEDDINGS, SPECIAL & CORPORATE EVENTS
Events are welcome at our villas, but only with prior approval from ULVR.

  • Phuket, Thailand → Weddings, family gatherings, anniversaries, and medium-sized events are permitted.
  • Spain → Only small family gatherings and anniversaries are permitted.

If you would like to host a wedding or event, please contact us to discuss your requirements. An additional deposit may be required depending on the size and nature of the event.

We only allow approved catering companies at our properties to ensure high standards, protect equipment, and ensure familiarity with the villa. We can recommend trusted partners for weddings, catering, and event planning.

Event Fees (Phuket villas):

  • Up to 25 guests → GBP £1,500
  • 26–40 guests → GBP £2,500
  • 41–60 guests → GBP £3,500

Event rules:

  • Guests must respect the property and community noise rules (see Noise Disturbance & Eviction).
  • If more guests attend than agreed, or if an event is held without written permission, the entire security deposit will be forfeited and the appropriate event fee must be paid immediately.
  • Each property allows a maximum of four cars, including those for caterers and the organiser. Guests not staying at the property must arrive by taxi or shuttle transport.

PRIVATE CHEFS & CATERING PROVIDERS
For the protection of our villas and guests, only ULVR-approved chefs and catering companies are permitted.

If you would like a private chef, we can arrange this for you. Outside chefs and caterers are not permitted unless approved in advance by ULVR.

Please note:

  • A charge of GBP £125 per day will apply for any chef not arranged through ULVR.
  • Guests are responsible for any damage caused by third-party chefs or caterers they hire.
  • Under no circumstances can third-party contractors be given keys or property access codes.

OTHER EXTERIOR CONTRACTORS
For security and quality reasons, only ULVR-approved third-party suppliers are allowed at our villas.

This includes (but is not limited to):

  • Babysitters and childcare providers
  • Fitness instructors
  • DJs, musicians, and entertainers
  • Any other external service providers

All third-party services must be requested and approved by ULVR in advance.

Under no circumstances may contractors be given unaccompanied access, keys, or property access codes.

NOISE DISTURBANCE & EVICTION
We want all of our guests to enjoy their stay, but it’s equally important to respect our neighbours and local communities. Many of our villas are located in exclusive residential areas, and as such, noise restrictions are in place by law, not just by ULVR.

  • Marbella: All villas located in residential areas are subject to strict legal noise limits. Local authorities actively enforce these regulations, and both owners and guests can face serious penalties if rules are ignored.
  • Phuket: Local residents may contact the police directly if disturbed. By law, music or amplified sound is not permitted outdoors after 10:30pm unless an official entertainment licence has been obtained.

To help everyone comply with these rules, ULVR uses Minut sound-monitoring devices. These measure decibel levels only (no audio is recorded) and allow us to prevent issues before they escalate.

How it works

  • ULVR sets thresholds in line with local regulations.
  • If noise exceeds the limit, the Minut system automatically sends a warning to guests.
  • Continued breaches notify ULVR staff so we can intervene if necessary.
  • Devices also detect tampering and log events, so disputes can be resolved fairly.

Rules & Consequences

  • Please keep music and noise at respectful levels, especially at night.
  • Indoors: music may be played, but doors and windows must remain closed.
  • Outdoors: noise must stay at normal conversation level, especially after 10:30pm.

If these rules are broken:

  1. First breach → courtesy warning
  2. Second breach → GBP £300 fine (deducted from deposit)
  3. Third breach → possible immediate eviction, forfeiture of deposit, and liability for any fines or legal consequences

    ULVR may also place security staff at the villa if we reasonably suspect potential disturbance (€600 per 24h / €300 per 12h night).

We appreciate your cooperation with these rules, which are designed to protect you as much as us. By respecting local laws and our neighbours, you ensure a safe, enjoyable stay without risk of fines, complaints, or disruption.

BACHELOR, BACHELORETTE, STAG, HEN PARTIES & LOUD EVENTS
Our villas are designed for family holidays, couples’ getaways, wellness retreats, golfing groups, and corporate stays.

  • Marbella: Due to strict residential noise laws, stag/hen parties and similar large party groups are not permitted.
  • Phuket: Stag and hen parties may be accepted on a case-by-case basis, provided that local laws and our villa rules are fully respected.

Important considerations for Phuket bookings

  • Age restrictions are more relaxed, but groups must remain respectful of the villa, neighbours, and staff at all times.
  • Only registered guests included in your booking may stay at or use the villa. Inviting additional, unregistered guests is not permitted.
  • Music and noise must comply with our Noise Disturbance & Eviction policy (no outdoor music after 10:30pm without a licence; respectful volume levels indoors).

Non-compliance

  • Groups arriving in Marbella who do not meet these terms will be refused check-in (rental payment forfeited; security deposit returned).
  • In Phuket, if additional unregistered guests are found at the property, or if noise laws are breached, ULVR may deduct fines from the security deposit, place security staff on site at the guest’s expense, or request that the villa is vacated immediately.

ANIMALS
Pets are not automatically permitted in our villas, but we may allow them on a case-by-case basis with prior consent.

If you wish to bring a pet, you must provide details (such as type, size, and breed) in advance. Permission is entirely at ULVR’s discretion and may be subject to additional conditions or deposits.

UTILITY USAGE & ENVIRONMENT
ULVR takes care to minimise our impact on the environment, and we ask guests to do the same by using water and electricity responsibly.

Electricity allowance

  • Each booking includes GBP £125 of electricity per week, which is more than enough for normal use of air conditioning, lighting, appliances, and hot tubs/pools.
  • Excess usage above this allowance will be deducted from your security deposit.

Energy-saving guidelines

  • Switch off lights, fans, and appliances when not in use.
  • Air conditioning should only be used in occupied rooms and with doors/windows closed. Running it unnecessarily can damage the system.
  • Hot tubs, pool jets, saunas, and steam rooms should also be switched off when not in use.

By following these simple steps, you’ll help keep our rental prices competitive, avoid unexpected charges after your holiday, and contribute to protecting the environment.

LIABILITY, DUE CARE & SUPERVISION
As the lead guest, you are responsible for the safety and well-being of all members of your party, any third-party suppliers you hire, and anyone else you invite to the property during your stay.

Supervision of children

  • Children must be supervised by an adult at all times, especially around pools, jacuzzis, and gardens.
  • Please remember there are no lifeguards and surfaces may be slippery when wet.

Guest responsibilities

  • Do not enter the villa when wet from swimming, as floors can be slippery.
  • For safety, glassware is not permitted in or around the pool or jacuzzi. Only plastic glasses, bottles, and cans may be used.
  • If glass is found near or in the pool, the pool may need to be drained, cleaned, and refilled. In Thailand, this can involve significant costs for tanker deliveries of clean water. All related costs will be deducted from your security deposit.

Liability

ULVR cannot be held responsible for any injury, accident, illness, loss, or damage that occurs during your stay. By booking, you agree to act responsibly and courteously and to take reasonable care of yourselves, your guests, and the property.

LOST & FOUND
Items left behind at a villa will only be returned on request and at the guest’s expense. ULVR is not liable for lost or forgotten items. Unclaimed items will be kept for 14 days and then disposed of.

WEATHER CONDITIONS
Weather can sometimes be unpredictable and may change quickly. ULVR cannot be held responsible for unpleasant or unsuitable weather, and no refunds will be given for weather-related conditions.

CONSTRUCTION WORK
Occasionally, construction or building work may take place near our villas. This is usually carried out by local authorities, neighbours, or private developers, and is entirely outside of ULVR’s control.

While we understand this may cause inconvenience, ULVR cannot stop or influence such work, nor can we be held responsible for noise or disruption.

No refunds or compensation will be offered in the event of nearby construction during your stay.

SIGNATURE DIAMOND LUXURY SERVICE (PHUKET)
If your villa includes our Signature Diamond Luxury Service, please note the following:

Breakfast

  • A light continental breakfast is included: fresh fruits, yoghurt, muesli, cereals, freshly baked croissants/pastries, bread, toast, butter, jams, juice, tea, and coffee.
  • Cooked breakfast items are not included and require a private chef at additional cost.

Chef for Lunch & Dinner

  • A chef is included for both lunch and dinner.
  • You must inform the villa manager at least 7 days in advance which meals you would like prepared, and at what times (lunch between 12–2pm; dinner between 6:30–8pm).
  • Menus will be provided in advance. Your selections must be for the entire group (except children under 2; children aged 2–8 may choose from a children’s menu).
  • Once chosen, menus cannot be changed, as chefs and produce are scheduled accordingly.
  • Payment for meals:
  • Before arrival → by credit card.
  • After arrival → in cash, at least 48 hours before each meal. (Meals for your first 2 days must be paid in cash on arrival.)

Villa Pre-Stocking

  • Pre-stocking service is included for items that fit in one family car boot.
  • Larger requests require a van and extra labour, charged at GBP £35 per person per hour.
  • Sometimes specific items may not be available; our staff will do their best to provide suitable alternatives.

Airport Transfers

  • One free minibus transfer is provided for every 10 guests, both on arrival and departure.
  • Extra transfers can be arranged at GBP £80 each way.

Staff Schedule

  • Staff work Monday to Saturday only.
  • No services are provided on Sundays, as this is staff day off.

SIGNATURE DIAMOND LUXURY SERVICE (MARBELLA)
If your villa includes our Signature Diamond Luxury Service, please note the following:

Breakfast

  • A light continental breakfast is included: yoghurt, muesli, cereals, freshly baked croissants/pastries, bread, toast, butter, jams, juice, tea, and coffee.
  • Cooked breakfast items are not included and require a private chef at additional cost.

Chef for Lunch or Dinner

  • A chef is included for one meal (lunch or dinner) on a single day during your stay.
  • You must inform the villa manager at least 7 days in advance which meal you would like, and at what time (lunch between 12–3pm; dinner between 6:30–8pm).
  • Menus will be provided prior to your arrival so you can make your selection.

Chef Availability

  • If you have paid for additional chef services and a chef is not available, you will be refunded the money paid for those services only.
  • Free chef services cannot be refunded if unavailable, as they rely on third-party providers beyond ULVR’s control.

Villa Pre-Stocking

  • Pre-stocking service is included for items that fit in one family car boot.
  • Larger requests require a van and extra labour, charged at GBP £35 per person per hour.
  • Sometimes specific items may not be available; our staff will do their best to provide suitable alternatives.

Staff Schedule

  • Staff work Monday to Saturday only.
  • No services are provided on Sundays, as this is staff day off.

CHEF SERVICES
If you have booked additional chef services and, for any reason, a chef is not available, you will be refunded the amount paid for those services.

Free chef services, where included in your package, cannot be refunded if unavailable. In Phuket we use our own in-house chefs, while in Marbella chef services rely on trusted external providers.

Staff Schedule

  • Chefs and villa staff work Monday to Saturday only.
  • No services are provided on Sundays, as this is staff day off.

FORCE MAJEURE
“Force Majeure” refers to unusual and unforeseeable circumstances beyond ULVR’s control, the consequences of which could not have been avoided even with all due care.

Examples include (but are not limited to):

  • War or threat of war
  • Riot, civil unrest, or terrorism
  • Epidemics or pandemics
  • Natural disasters (fire, flood, earthquake, storms)
  • Industrial disputes or strikes

In such events, services may be reduced, suspended, or cancelled. Refunds or compensation cannot be provided in these circumstances.

Verbal agreements or changes to your booking are not valid unless confirmed in writing by ULVR.

LANGUAGE, ERRORS & OMISSIONS
ULVR reserves the right to correct any printing, typing, calculation errors, or omissions at any time.
We may also update these Terms & Conditions without prior notice. In the event of any difference between translations, the English version will take precedence.

CONTRACT, COMPLAINTS & SUGGESTIONS
ULVR takes pride in the quality of our villas and the accuracy of our descriptions.
